Costa Adeje vs Los Cristianos: where should you buy?
Published 9 August 2026
These are the two areas buyers new to south Tenerife ask us about most. They're ten minutes apart by car, but the atmosphere, the type of property and the buyer profile are quite different. Here's how they compare in practice.
Atmosphere and character
Los Cristianos keeps its roots as a fishing village: a working harbour with a ferry link to La Gomera, a promenade that's lively year-round, and a dense town centre where residents and tourism sit side by side. Costa Adeje, by contrast, was built as an upmarket tourist destination — five-star hotels, nearby golf courses, and a dining and leisure scene geared more towards higher-spending visitors.
Type of property
Los Cristianos is dominated by flats, studios and penthouses in large residential and holiday-let complexes from the 1980s and 90s — Parque Santiago III, San George, San Marino — with more compact floor areas and more accessible entry prices. In Costa Adeje the housing stock tends to be more recent, with more upmarket complexes and villas, which pushes the average price per square metre above Los Cristianos.
Who buys in each area
Los Cristianos attracts both buyers looking for a permanent home — thanks to its schools, health centres and public transport — and investors after holiday-let income, given its steady tourist demand. Costa Adeje is more common among buyers looking for an upmarket second home or an investment in the premium tourist segment, often without any intention of living there year-round.
Services and everyday life
If you want to live there year-round with the shops, doctor and school nearby, Los Cristianos works better outside peak season thanks to its stable resident population. Costa Adeje offers a higher level of tourist-facing services — dining, leisure, golf — but with less of a neighbourhood feel the rest of the year.

- Choose Costa Adeje if you're after an upmarket product, with less focus on permanent residence and more on investment or a second home.
